Things to do right after you bought your home in Puerto Vallarta

You are a new Real Estate Owner in Puerto Vallarta or Riviera Nayarit, Congratulations!

Now, there are some Things to do right after you bought your home in Puerto Vallarta, the list is short, however, it requires time and effort, you must update every service that your new home has and put your name on it (to change or set up a new account): Electricity-CFE bill, Seapal / Oromapas (Water services in Vallarta and Nayarit respectively), Wi-Fi/Landline (Telmex/infinitum or any other brand), among other existing services that previously have been contracted by the seller, or didn´t exist.

Doing these procedures could be time-consuming and could cause headaches if you don’t know what to do and where to go and what do you need to complete them… fortunately, you have found this post 🙂

This is how the things happen at the closing:

Notary’s representative person, Buyer (you) and Seller are met in the same room, doing final paperwork, signing every document needed to be signed by you or your Legal representative, in case you are not attending yourself, -or the other party-.

Next, the notary’s representative brings to the table a draft of your new deed to be revised: correct names, purchase price, description of the property, beneficiaries, among other important information to be written without misspelling, and explained in your language (by courtesy) for your understanding; if there are mistakes must be corrected before it is accepted by all parties.

Letters of no debt must be delivered, signed and revised by both parties, i.e.: HOA fees, all and every service of the property, no lien certificate and any other property-related issue must be disclosed at this time, additionally, the proration letter with the difference in balance of the services or any other bill related to the property, calculated to the closing date, must be paid by the corresponding party.

With the acceptance, the letters of cession of rights must be delivered from seller to the new owner: CFE (electricity contract), SEAPAL or Oromapas (water service), Telmex (landline – Wi-Fi if exists), signed by the seller in favor of the new owner(s), that letter is mandatory to change every service to new owners name.

Note that in case there are existing funds in CFE (the current owner pays in advance for the service sometimes for the year, or six months, that is why sometimes there will be a balance), you better not change the bill right away into your name, otherwise, you will lose any balance and will be restarted to $0.00, it is very important to check the balance by telephone the day before the closing, with the CFE service name, dialing 071 and asking the operator for the existing balance, if it is $0.00 or a small amount, you can decide to change it now.

Now that you have the letters signed by the seller, you might want to go to every office, Water, CFE and Telmex headquarters and bring all documents that prove your ownership: Draft of the new escritura (deed), your ID (copy), that letter, copy of the last receipt of such service and some cash, and a letter from the notary’s office letting them know that your deed is brand new, and it is under procedure of being submitted to the Registro Publico de la Propiedad (this is the city, where the public registry subscribe your property’s updates), additionally,  it will be necessary to pay the fee of this procedure, different for every institution.

You must do this in every case, for every service, spend time and make things done by yourself, OR ask someone via a “proxy letter” a “poder simple” authorizing someone else to do this in your behalf, at your cost.
