Essential documents for your home in Puerto Vallarta

Whether you’re considering selling your house in Puerto Vallarta or just want to have your documents in order, there are certain key documents you should have on hand. Here’s a list of essential documents and how to obtain them:

1. **Property Deed**: This is the most important document, since it certifies your ownership of the property. If you still do not have this document, you can request a copy at the Public Property Registry.

2. **Utility Payment Receipts**: Keep electricity, water and, if applicable, gas receipts up to date. These proofs are important to demonstrate that the house is operational and without debts. You can obtain copies of these receipts at the offices of the corresponding service companies.

3. **Payment of Property Tax**: This tax is paid annually and is essential for any real estate transaction. You can obtain proof of payment at the Municipal Treasury.

4. **Owner Identification**: A copy of your official identification is necessary for any legal procedure. Make sure your ID is current.

5. **Condominium Regime**: If your property is a condominium, you will need a copy of the regime that governs the residential complex. You can request this document at the administration of your condominium.

6. **Construction Statement**: If your property deed only mentions the lot, you will need this document that details the existing construction on the land. This can be requested at the Public Works Directorate.

7. **Residence Permit**: If you are not a Mexican citizen, you will need a residence permit to carry out any real estate operation. This is processed before the National Migration Institute.

8. **Federal Taxpayer Registry (RFC)**: Necessary for the payment of taxes in Mexico. It is obtained from the Tax Administration Service (SAT).

9. **Trust for Foreigners**: If you are a foreigner and your property is in a restricted area, you will need a trust. This is established with a Mexican bank that acts as trustee.

It is important that all these documents are updated and in order to avoid complications in the future.
